MAINTENANCE & SERVICE
When your furnace and air conditioner run efficiently, you save energy. Save energy and you’ll save money too. There is nothing better for your system than annual maintenance. Annual maintenance allows your system to work at peak efficiency year in and year out. A heating and air conditioning system that is maintained annually experiences considerably fewer breakdowns. This virtually eliminates the need for you to pay for costly repairs.
You’ll enjoy the peace of mind in knowing that your system is saving you money on your utility bills every time it comes on. In some instances, the energy savings are enough to pay the cost of the planned annual maintenance service. Coastal Comfort offers a planned maintenance program to service your heating and cooling system.
Features and benefits of a PLATINUM Maintenance Agreement: Lower operating costs - Regularly scheduled precision tune-ups insure that your equipment is operating at its peak performance level so as to lower your utility bills. Safer operation - During precision tune-ups all safety controls are inspected and adjusted if necessary to make sure they are operating as designed to protect your family and home. Increased capacity - Precision tune-ups guarantee that your equipment is operating as per manufacturer's specifications to obtain the highest efficiency and optimum heating and cooling capacity. Longer equipment life - When equipment is regularly serviced it will extend the life expectancy of your system while providing a higher level of comfort for a longer period of time. Fewer repairs - Many potential problems can be alleviated if found at regularly scheduled precision tune-ups and corrected before they cause damage to your equipment guaranteeing less down time during peak heating and cooling months. Discounts on repairs - Priority maintenance customers receive a 50% discount off any diagnostic fee and a 20% discount on any unavoidable repairs as their equipment ages. Some repairs due to regular operation of your equipment even regular maintenance cannot alleviate. Priority customer status - Priority Maintenance Agreement customers always receive priority status putting them to the top of the list when they are unexpectedly faced with equipment failure. Pre-scheduled appointments - Precision tune-ups are scheduled at the convenience of our priority customers and before any non-priority customers again guaranteeing priority status. Inflation protection - By purchasing your maintenance in advance you are assured the lowest cost available for the period covered by your agreement. Transferability - If you should sell your property, your agreement can be transferred to the new owner or to your new property. Planned maintenance agreements are a smart way to ensure that, no matter what the weather, your home comfort system will be at peak performance exactly when you need it. Your PLATINUM Maintenance Agreement with Coastal Comfort will include a regular Precision Tune-up and Professional Cleaning on your furnace and your air conditioner.
FURNACE PRECISION TUNE-UP Check thermostat calibration - An improperly calibrated thermostat will call for more or less cooling or heating than desired. The former will cost you money and the latter will cost you comfort. Replace or clean 1" air filter at no extra charge - A dirty air filter can reduce the airflow over the evaporator coil resulting in inadequate heating or cooling. Dirty filters also cause energy bills to increase. Check and adjust air flow for proper temperature rise - One way to assure maximum efficiency of your heating system is to adjust the air flow. Check and adjust burner operation - To insure smooth ignition, pilot light and burners are observed for proper burning and cleaned as needed. Check and clean heat exchanger - To assure proper fuel combustion and to avoid the possibility of creating carbon monoxide in the home, the heat exchanger must be inspected and cleaned. Check high limit control - The principal control in the furnace that prevents overheating and possible damage to the unit and the home must be checked regularly. Check flue - To assure proper draft and to prevent flue obstructions, it must be inspected regularly and cleaned as needed. Check manifold gas pressure - Proper pressure is required to control gas input to the furnace burners. Check heat anticipator - Located in the thermostat, this insures that the furnace will supply the heat when necessary. Check and adjust blower components - Proper adjustment and cleanliness of blower and components are necessary for adequate air flow. Check voltage and amperage on all motors - Improper voltage and amperage can reduce the life of the compressor, blower and condenser motor. Lubricate all moving parts where necessary - Poor lubrication causes drag in the motor and drive shaft, thereby requiring more current to overcome resistance. Lack of lubrication can ruin the bearing and burn out the motor. Check all electrical connections - Loose connections cause improper voltage to various components, making them either inoperative or causing eventual failure. Our technician will visually inspect all electrical components such as contactors, caps, wiring, etc., and record potential problem areas. Check all safety controls - This inspection is essential for proper protection of your system as well as your home. Inspect plenums and ductwork - This will help find problem areas that may be causing inefficiency, but may not be readily visible. Leaks in the ductwork in your attic bring unhealthy air into your home. Check entire system for extended life and efficiency - Our technician will review and make recommendations of items that will lower utility bills, extend the life of your system, and improve indoor air quality such as time delay relays, start kits, compressor wraps, isolation pads, rain shields, protective coatings, evaporative coil cleaning, and duct cleaning.
Check thermostat calibration - An improperly calibrated thermostat will call for more or less cooling or heating than desired. The former will cost you money and the latter will cost you comfort. Replace or clean 1" air filter at no extra charge - A dirty air filter can reduce the airflow over the evaporator coil resulting in inadequate heating or cooling. Dirty filters also cause energy bills to increase. Take vital readings - By checking the indoor relative humidity, the air temperature difference between the supply and return grilles and the freon temperature difference across evaporator coils and condenser coils our technician can pinpoint whether or not the system is actually conditioning your home in the most efficient manner. Check operating pressure for proper refrigerant charge - Improper refrigerant charge, too much or too little, could cause damage to the system and increase electric bills through a decrease of system efficiency. Add up to 2 pounds of refrigerant at no extra charge - This could cost between $60-100 if you were to call one of our competitors just to add refrigerant. Proper refrigerant charge assures comfort and efficiency while extending the life of the system. Our technician will also inspect all fittings for signs of oil and/or leakage and proper insulation. Check and clean condenser coil - Foreign material on the condenser coil reduces the life and capacity of the system. Check fins on outside condensing unit - By checking and combing the fins on your unit our technician can increase the air flow through your unit which reduces the life of your condenser coils. Check and adjust blower components - Proper adjustment and cleanliness of blower and components are necessary for adequate air flow. Our technician will visually inspect all electrical components such as contactors, caps, wiring, etc., and record potential problem areas. Check starting capabilities - This assures your system will start and operate when needed. Check and clean condensate drain where necessary- A clogged condensate drain can cause severe water damage to your home and equipment as well as affect indoor humidity levels.
